Richmond have struck a lucrative deal to manage a string of leisure centres on Melbourne's south-east fringe, transforming the club's business plan and making it one of the most diversified in the AFL.

The deal, which will see the Tigers take the management rights of eight leisure centres in the Cardinia Shire for up to nine years, will add about 15 per cent revenue to Richmond's finances or about $5 million annually via a wholly owned subsidiary, Aligned Leisure.

Richmond has been proactive in the Cardinia region, 50 kilometres south-east of the Melbourne CBD, in recent years, having worked with a demographer to predict where Richmond fans would move as Melbourne's outer fringes expand. "In the last four years our membership database has averaged 9 per cent growth overall, and 26 per cent growth in Cardinia," Richmond's general manager of consumer business, Cain Liddle, said.

Aligned Leisure will be announced as the winning tender on Wednesday and on July 1 assume the management of eight facilities in the shire employing 140 people, including a large aquatic and recreation centre, tennis courts and other swimming pools and facilities under construction. While Richmond won't have its branding on the facilities, it will provide health and fitness and mentoring services and anti-bullying courses free to schools in the shire.

The leisure centres will be a profitable venture from day one, according to club chief executive Brendan Gale. "Across the football industry, there is a flattening of non-broadcast income. We're one of the few clubs in the competition to basically support our entire football department via traditional football revenue, broadcast, sponsorship and membership, so it is critical we identify opportunities and grow our business where it makes strategic sense."

Gale said the move could be the first of many in the leisure sector for the club, and could mean Richmond in the future became just the second Victorian side, after North Melbourne, to shed its po-ker machines. "This is a scalable business, and there are a lot of opportunities. And while we have one relatively small gaming facility you could see a day when our reliance on it substantially lessens."

He said the club, which made a $459,000 net profit from $46.7 million revenue in 2015, has already signed about 70,000 members ahead of the first match of the AFL season on Thursday night against Carlton.

RICHMOND has scored an off-field coup, winning a tender to manage eight recreation centres in Melbourne's southeast growth corridor.

The Tigers announced on Wednesday that their wholly owned subsidiary Aligned Leisure would from July 1 this year take over the management of the Cardinia Shire Council's major recreation centres.

Richmond expects that more than one million people a year will attend the centres, which are located about 50km southeast of Melbourne and include the Cardinia Life Aquatic and Recreation Centre, Pakenham Regional Tennis Centre and four seasonal aquatic facilities.

"The board and management have a responsibility to our members and supporters to build a strong, sustainable football club and today's announcement is a significant part of delivering on that promise," Richmond chief executive Brendon Gale said.

"Elite-level football is highly-competitive and it is critical we identify opportunities to diversify and grow our business where it makes strategic sense.

"While decisions such as these are about our future, they are also about strengthening the community in which these facilities will operate.

"We look forward to providing Cardinia Shire residents with outstanding service and unprecedented value beyond that through our school and sports programming."

Aligned Leisure will be run by Richmond consumer business manager Cain Liddle and consumer strategy manager Shane Dunne, who both have nearly 15 years' experience managing community recreation facilities.

RICHMOND has doubled its workforce and opened up what the club hopes will be a game-changing revenue source by taking over eight fitness and recreation centres in Melbourne’s south east.

The club’s wholly-owned subsidiary, Aligned Leisure, has this month taken the keys to eight facilities in Cardinia Shire and has a view to further expansion in the health and fitness industry.

The move will also see Richmond operate its Tiger PAW health and wellbeing program in the 31 primary schools in the region.

The club’s workforce has effectively grown by 150 and it is believed Richmond is the only AFL club to have a major business stream that does not involve hospitality and gaming.

Richmond chief executive Brendon Gale said the new business could allow the club to reassess its revenue streams in the future.

“Gaming is — and will remain — a part of our revenue mix but clearly the Aligned Leisure business has the capacity to grow.

“In the mid-to-long term, that growth will potentially give us flexibility around what our overall revenue mix looks like.

“What we particularly like about the Aligned Leisure business is the focus on health and wellbeing and elite sporting clubs live that every day. It aligns with our core business.”

Having won the tender to run the council’s facilities including Cardinia Life Aquatic and Recreation Centre, Pakenham Regional Tennis Centre and four seasonal aquatic facilities, the Tigers will also take over management of an outdoor synthetic sports ground and the Officer Community Hub, which is under construction.

Richmond made $46.7 million in the last financial year, including $7m from gaming and social club operations, but had costs of $46.2m.

“Revenue diversification is going to become increasingly important and the board considered this opportunity for some time,” Gale said.

“Aligned Leisure will continue to look for tender opportunities that make strategic sense and over time it has the capacity to become an increasingly important part of our business.”

I'd like to see the numbers on this on.
150 people on the books is a major overhead cost, not to mention all the other costs associated with 8 properties in a very competitive market.

Actually part of the board and executive's roles is to bring income intp the place. Its actually one of the key KPI

Cant win anything if ypu cant fund it  ::)

If this means that become less reliant on the FTF and pokie revenue then its a good thing

A COMPANY owned by AFL premiers Richmond is among three short-listed operators selected to bid for the rights to manage the Albury and Wodonga pools for the next five years.

Aligned Leisure, which manages the health, fitness and leisure operations of the Tigers, has been joined by YMCA and Belgravia Leisure on the short-list confirmed by Albury Council this week.

YMCA has managed Wodonga’s WAVES facility since it opened and Belgravia bid for the rights to run the Albury and Lavington pools in 2011.

Due to the Albury and Wodonga pool management contracts ending at the same time, the two councils agreed to explore a joint management model.

But the move has spelt the end of the Albury pools being operated on a family-based model.

The Albury and Lavington pools have been run by Paul Tanner and Lawrie McInnes after members of the Mamouney family were in charge at both swim centres for 20 years.

Matt Mamouney also had a lengthy stint running the former Stanley Street pool in Wodonga.

The company formed by Mr Tanner and Mr McInnes to run the Albury pools submitted an expression of interest for the cross-border management rights, but withdrew.

The Stanley Street pool controversially shut in 2012 in the expectation the central Wodonga land would be snapped up by a developer.

But the pool has sat idle since being demolished a year later.

A joint assessment panel consisting of three staff members each from Albury and Wodonga councils – James Jenkins, Peter Hanes, Michael Stanton, Trevor Ierino, Leon Schultz and Jenelle Williamson – has considered the expressions of interest in recent months.

The management rights also include the Wodonga and Sports and Leisure Centre which has an indoor 25m pool.

The preferred tenderer is expected to be revealed by the two councils in March next year with the contract to start from July 1.

AS AFL clubs look for more ways to boost revenue beyond the poker machines, Richmond is taking its sports and leisure centre business to a new level.

The Tigers wholly owned subsidiary Aligned Leisure has successfully won a tender to manager four aquatic facilities in Albury-Wodonga.

Aligned will take over management of Wodonga Sports and Leisure Centre, Wodonga WAVES, Albury Swim Centre and Lavington Swim Centre from July 1.

The region doubles as a Next Generation Academy zone for the Tigers, and they believe their new facilities will add to what they can offer in the area.

New Carlton chief executive Cain Liddle was instrumental in the development of Aligned Lesuire into a profitable venture for Richmond, before being poached by the Blues.

This latest deal is an indication of the Tigers' determination to find a steady source of revenue behind it's AFL team.

"The diversification of our business and success of Aligned Leisure has been a major focus of our board," chief executive Brendon Gale said in a statement.

"Aligned Leisure successfully manages recreational facilities across the Cardinia and Nillumbik Shires and we look forwarding to expanding into the north-east region of Victoria.

"The club is already connected to the region through its Next Generation Academy and will further support the program through these new Aligned Leisure managed facilities."

Not usually. Councils expect a large cut of the takings. Unless you pay ypur staff stuff all or you regularly have queues out the door you dont make much out od tenders for leisure centres.

If it was only that simple

The core product doesn't generate enough revenue to cover the costs of putting the product on  ::).

Throw in footy is more to than the game that gets played every week

Hence the huge TV deals etc, sponsorship etc

Not sure as fans we'd be overly impressed if we had to cut some of our best players because we couldn't afford to pay them or using a simple example we go back to being aligned t o VFL club because we can't afford to go it alone

How much you make depends on the contract. How much council's get outside of the minimum agreed fees will be dependant on how much the Club makes over a certain theshold amount.

Considering these centres were losing money being run by the council because they couldnt afford to fund them properly then this should be a very good deal by the Club. Granted this area of busoness made a loss last year due to start up costs. The actually revenue component was significant. So done properly I'm epecting solids numbers this year*

Very smart move to tender in the region we have our academy. We have access to facilities we would otherwise have to pay for.

Should be a winner if we do it right.

* keep in mond we only have 3 months worth of revenue & costs in this year's financials

Owning a number of fitness centres will give us that.

It is also aligned to the club's overall business undertaking (as opposed to money from pokies) and in an geographical area we want to find prospective young men and women to fill our player ranks.

Council owning these types of businesses dont make high returns as it is not their core business operations..

Properly managed the Alligned Leisure business brings in dollars and is a vehicle to aid in development of individuals.

Without knowing for sure, I'd say a lot of these reason stand up in the Tigers making the decision.

This type of business does align with our core business, and even if we don't make a huge amount of money out of it, it is a revenue stream outside of our current business model and gives us a geographical presence away from our heartland.

The real question for those concerned is what our exposure in this will be. But I think the club will have done its sums.

Aligned Leisure expands into Mildura

Aligned Leisure, a fully owned subsidiary of the Richmond Football Club, has won its fourth tender and will expand its health, fitness and leisure business into the north-west Victorian city of Mildura.

Mildura Rural City Council today announced Aligned Leisure will commence management of eight leisure facilities in Mildura from November 1, 2018.

Aligned Leisure will manage the following facilities in the Mildura region: Colignan Swimming Pool, Irymple Swimming Pool, Merbein Swimming Pool, Mildura Waves Aquatic and Leisure Centre, Murrayville Swimming Pool, Ouyen Swimming Pool, Red Cliffs Swimming Pool, Underbool Swimming Pool.

Aligned Leisure currently manages 13 leisure facilities across Cardinia and Nillumbik Shires and the Cities of Albury and Wodonga.

Former international basketballer and three-time Olympic silver medallist, Lauren Jackson, has joined the Richmond Institute of Sports Leadership as the club looks to expand into the Albury-Wodonga region next year.

The football club, which owns subsidiary business Aligned Leisure, offer a duel Diploma of Sport Development and Leadership Management in conjunction with the Swinburne University of Technology.

Aligned Leisure, a fully owned subsidiary of the Richmond Football Club, is partnering with A.G. Coombs to offer whole-of-facility management of community sports and leisure centres around Victoria.

Richmond FC aims to maximise the community benefit of these valuable assets by aligning them with the sporting programs and services offered by the club, including its award-winning Tiger PAW program that educates primary school-aged children about physical activity, mental health, diversity and nutrition.

Through Aligned Leisure, the Club hopes to transform its business plan and diversify its revenue streams to better benefit members, supporters and the wider community.

Since launching in 2016, Aligned Leisure has won contracts to manage numerous local government-owned sports and leisure facilities in suburban Melbourne, as well as four facilities in Albury-Wodonga.

Its presence on the border aligns with the Richmond Football Club’s academy zone, allowing it to better connect with the local community of the region.

“As well as the high quality, consistent delivery of service we have come to expect from A.G. Coombs, the partnership has provided us with a clear point of difference when presenting our model to clients,” Chief Executive Officer Aligned Leisure, Shane Dunne said.

“Our partnership with A.G. Coombs has been instrumental in the success of Aligned Leisure to date.”

As part of this model, A.G. Coombs is conducting asset audits at all facilities under Aligned Leisure’s management.

Considered a “game changer” in this sector, this asset collection allows for data-driven analytics to be used in much the same way as they are in the commercial sector, providing both Aligned Leisure and their clients with a clearer picture as to the life cycle of the equipment serving their facilities.

Richmond have taken a positive step through the gloom that has surrounded football in the past month with Nillumbik Shire Council selecting the club's subsidiary, Aligned Leisure, to operate five sport and recreation facilities in the region for at least the next three years.

The decision came after a competitive tender process and further adds to the Tigers' burgeoning health and recreation business that is forecast to provide more than 20 per cent of the club's projected revenue during a normal football season.

Given the devastation that the shutdown has wreaked on the AFL, with 80 per cent of club and AFL staff stood down or made redundant last week, the news is one bright spot on an otherwise dreary football landscape.

Aligned Leisure will now operate Community Bank Stadium, Diamond Creek Outdoor Pool, Diamond Creek Community Centre, Diamond Valley Sports and Fitness Centre as well as the Eltham Leisure Centre, which it has run since 2017.

The three-year agreement with Nillumbik Shire Council has options that could see the partnership extend to 12 years.

As a non-football revenue stream the business also acts as a safeguard for the club that has reasserted itself as a competition powerhouse on the back of two premierships in three seasons and a huge, fanatical supporter base.

Although all gymnasiums are shutdown as part of the government's attempt to stop the spread of the coronavirus they will eventually be re-opened once the crisis passes.

Aligned Leisure, established in 2016, has become one of the club's shrewdest decisions with several others attempting before the coronavirus shutdown to replicate its success and invest in non-football businesses; Carlton entered the education sector and Geelong purchased a local gym.

Richmond chief executive Brendon Gale said the club appreciated the opportunity to build on its work in the area.

"The most important thing is that the local community is well serviced and connected to these facilities. Bringing the five venues together under one operation will allow Aligned Leisure to deliver first class programming and efficiencies across all these sites," Gale said.

Richmond now manages 26 facilities across Nillumbik Shire Council, Cardinia Shire Council, Albury City, Wodonga City Council, Mildura Rural City Council and Caulfield Grammar School, with Mildura and Wodonga included in the club's Next Generation Academy region.

Richmond's Institute of Sports Leadership, in partnership with Swinburne University, has campuses in both Mildura and Wodonga with many course graduates becoming potential employees at Aligned Leisure venues in that region.

Richmond earned $92.6 million in revenue in 2019 after winning the flag but have had to drastically reduce costs in the past three weeks due to the game's temporary shutdown.

I predict Richmond will IPO Aligned Leisure on the ASX in the next 5 years and it will become the reason Richmond FC will become the Richest Sporting Club in Australia.

Richmond Football Club’s Aligned Leisure business has expanded further, with the announcement of a partnership with Manningham Council.

The initial five-year partnership will see Aligned Leisure manage facilities at 10 locations, including Manningham’s major facilities, Aquarena Aquatic and Leisure Centre and Mullum Mullum Stadium.

Aligned Leisure now manages facilities in 41 locations across Victoria and New South Wales with the annual visitation across those sites exceeding 4.5 million.

Our subsidiary business, Aligned Leisure, has also grown significantly since my last report. The City of Casey has appointed our team to manage their seven facilities from July this year. With an annual visitation of 3.5 million people this is a significant boost for the business. The establishment of Aligned Leisure was an important strategic decision to diversify our revenue streams and its role in our operations continues to evolve.
