Thanx WP

From my understanding the lease on the Wantirna club runs out in 2019.If this is correct do you think they will take a new lease or dump it?

Personally, think they will keep, have increased the number of machines in the last 12 months, invested too much to get to where it is now ie being profitable, think they will keep

personally Id like to see the club invest in real estate and then just rent out the properties. nice clean way of making money.

Bingo

Said the same thing to people at the AGM, bricks & mortar is the way to go

Alternatively, buy land, build house and sell house   ;D

Easy, secure  :clapping

what would the return on real estate be when compared to pokies?

Really, perhaps our latest life member Bruce monteath  could share some of the foibles of failed property developments  ::)

G - year on year nowhere near the profits of pokies but in terms of capital gain and net asset worth long term(talking 10+ years) would be very favourable and a lot more secure.

Buy parcels of land both commercial and residential that can give us returns short and long term. Some you develop now, some in the future and overtime develop a really strong and vibrant property portfolio.

Property is a  great way to build the long term asset wealth of the club which Im sure(or hoping) they already do?

Money in bluechip shares like banks is also a sound investment.

Or perhaps we should talk to Geoff Raines or Murray Rance about successful ones  ::) ::)

BTW I'm not talking about Commercial property developments, talking about simple residential investments

Don't get involved with deals with others, remain independent, start small build up = easy and secure

Yep agree with this too, would only look at shares in banks wouldn't touch anything else  :thumbsup

Need to be relative conservative in their decisions IMHO

How hard would it be for the club to purchase 1 or 2 Terrace type houses around Richmond or East Melbourne or anywhere say within a 10km radius of town every year (after say 10 years the club would have a portfolio of say 20 properties). Investing in Richmond realestate or in other inner suburbs will for the most part be a winner coz its so close to town on the other hand if they wanna make a big investment they could just buy a freehold pub property and lease it to CUB or Woolworths or whoever wants to run the pokies.
